GPS for Realtors: Time is Money

Real estate professionals are embracing global positioning system (GPS) solutions as a time-saving investment. In fact, realtors who rely on the technology to guide them from point-to-point are so happy with their GPS purchase that GPS solutions, like the digital camera and PDA, have become one of those “must have” tools for mobile professionals.

By providing accurate turn-by-turn directions to any home or series of properties, the system frees up more time for clients or other activities. No more fumbling with maps or backtracking to figure out where you took a wrong turn. A GPS navigation system automatically selects the most direct route to your destination(s) and quickly gets you back on track when you wander off course.

How It Works

GPS-based vehicle navigation systems run off a computer, a PDA/SmartPhone or a stand alone GPS device. Using a network of orbiting satellites, the GPS receiver continually pinpoints your location within meters and tracks your progress as you drive. The system takes this information and correlates it with street maps to identify precisely where you are in relation to your destination.

When planning a trip, you enter the address of the property or series of properties you want to visit. The system calculates the most direct driving route, based on your starting point. Depending on the system, you're then guided by detailed driving instructions provided onscreen and through a series of spoken commands. If you miss a turn, the system automatically alerts you and guides you back on track.

Vehicle navigation systems aren’t entirely foolproof. Since the GPS receiver requires a direct-line signal from at least three satellites to determine location, service can be disrupted temporarily when you’re driving on streets lined with canyons of buildings or you're in a deep rural hollow. Everywhere else, the systems work so well you’ll wonder how you ever did without GPS.

Ways to Employ GPS

GPS can be used with the devices your already carry with you, including:

  • Cell phone – most cellular companies, like Verizon and Nextel, provide a GPS service. Typically, GPS navigation is available on select phone models and requires an additional monthly fee for the service.
  • Laptop – you can make your laptop in a GPS navigation system by installing specific software along with a GPS receiver through a USB port, Bluetooth wireless or Compact Flash/PC slot.
  • PDA – some PDA’s come with a built-in GPS Navigation or you can add GPS capability through software and a GPS receiver via Bluetooth or SD expansion slot.

These options have similar functions and features with the main disadvantage of battery life. If you are using the device for its’ primary purpose as well as GPS, you may find the need to recharge often or insure you have mobile charging adapters.

You can also utilize dedicated GPS navigation systems:

  • Car Installed - There are a range of solutions for dedicated in-car navigation systems, such as from OnStar (built into newer cars) or through high-end stereo equipment with retractable or static display screens used for GPS, TV or DVD’s. GPS systems can also be permanently installed directly into your car or mounted via a custom bracket but require a hardwired power supply or mobile charging adapter.
  • Portable - Portable systems for in-car and/or pedestrian use are available from a variety of companies and offer a variety of accessories such as a dash-mounting kit, mobile chargers, cases and belt-clips. The devices have an internal battery and provide flexibility of use in any vehicle or for pedestrian use.

Some of the newer dedicated GPS systems available on the market include a special receiver to continually update driving instructions based on the latest traffic conditions.
